Commercial LVT Maintenance: How to Keep Luxury Vinyl Flooring Looking Its Best
By Neil Worsnop
Luxury vinyl tile (LVT) is a popular flooring choice in offices, shops, reception areas and other commercial environments. It offers the appearance of natural materials such as wood and stone while being relatively easy to maintain.
However, low-maintenance doesn't mean maintenance-free. Without the right cleaning routine, dirt, detergent residues and everyday wear can leave LVT looking dull and tired.
Here are some practical ways to keep commercial LVT flooring clean and in good condition.
Daily Cleaning and Dirt Prevention
Much of the dirt entering a building is carried in on footwear. Fine grit can gradually scratch the floor surface, particularly in busy entrances and corridors.
Regularly removing loose dirt is one of the simplest ways to protect LVT. Microfibre dust mops or suitable vacuum cleaners can be used to collect dust and grit before they become embedded in textured surfaces.
Entrance matting also helps trap dirt and moisture before they reach the floor. In busy commercial areas, mats should be cleaned regularly to remain effective.
Spills should be dealt with promptly to reduce the risk of staining and slip hazards.
Choosing the Right Cleaning Products
For routine cleaning, a pH-neutral cleaner approved for the flooring is generally a good starting point. Always check the manufacturer's recommendations, as different LVT products may have different requirements.
Using too much cleaning solution is a common mistake. Excess detergent can leave a sticky residue that attracts dirt and causes streaking or dullness.
Follow the product's dilution instructions carefully rather than assuming a stronger solution will clean more effectively.
Avoid abrasive powders and unapproved chemicals, including strong degreasers and solvents, which may damage the protective surface or cause discolouration.
Mopping Without Excess Water
Damp mopping with a well-wrung microfibre mop is usually suitable for routine maintenance.
Avoid flooding the floor or leaving pools of water, particularly around joints, edges and damaged areas. Moisture can penetrate beneath some installations and potentially affect adhesives or the subfloor.
Where necessary, follow the cleaning product's instructions for rinsing away residues. Allow the floor to dry before reopening wet areas to foot traffic.
Periodic Deep Cleaning
Even with regular maintenance, dirt and cleaning residues can build up over time, particularly in high-traffic areas.
When routine mopping no longer restores the appearance, a more thorough clean may be needed. Depending on the flooring and the type of soiling, this may involve an appropriate cleaning solution, controlled mechanical agitation and effective recovery of the dirty solution.
For larger commercial areas, a suitable automatic scrubber can help achieve consistent results. However, the machine, brushes or pads and cleaning chemicals must all be compatible with the flooring.
Avoid aggressive pads and excessive scrubbing, which can scratch or dull the wear layer. Always follow the flooring manufacturer's maintenance guidance.
What Should Be Avoided?
Several common practices can cause problems with LVT:
Steam cleaning: LVT floors are not suitable for steam cleaning.
Abrasive pads: These can scratch or dull the surface.
Excessive detergent: Residues can attract dirt and leave streaks.
Wax and polish: Most modern LVT floors have a factory-applied finish and do not require conventional wax.
Unapproved chemicals: Strong or unsuitable products may cause damage or discolouration.
LVT products vary, so check the manufacturer's instructions before using unfamiliar cleaning methods or treatments.
Preventing Damage
Furniture should have suitable, non-staining protective feet or glides to reduce scratching and indentation. Lift heavy items where practical rather than dragging them across the floor.
When moving heavy equipment, use appropriate protective boards to help prevent gouges and other surface damage.
These simple precautions can reduce avoidable wear between cleaning visits.
When Is Professional Cleaning Needed?
If an LVT floor remains dull, sticky or visibly dirty despite regular maintenance, there may be ingrained dirt or detergent residue that routine mopping cannot remove effectively.
Professional cleaning can help identify the cause and establish a suitable treatment. It is also important to distinguish between dirt and actual surface damage, as scratches, worn finishes and discolouration cannot always be corrected through cleaning.
Keeping LVT in Good Condition
A consistent routine of removing loose dirt, using suitable cleaning products and controlling moisture helps maintain the appearance of commercial LVT.
Following the manufacturer's guidance and addressing problems early can reduce unnecessary wear and help keep floors looking their best for longer.
